What's in it

Each row names the item, who owns it, what triggers it, the contract basis for its due date, what counts as evidence it is done, what to do if it fails, and whether it varies by state or brokerage policy. Three blank columns at the end are for the date done, who did it and where the proof is filed.

The checklist was written for our article Transaction coordinator checklist: the 37 items from executed contract to closed file, which explains each item and where its clock comes from.
