What does a Charlotte transaction coordinator handle that the rest of the state doesn't?

On the North Carolina side of Charlotte, a coordinator works the same Form 2-T calendar as anywhere else in the state: the due diligence fee, the earnest money, the Due Diligence Period and an attorney closing. Our North Carolina page covers those dates and the NCREC rules for unlicensed assistants. What sets Charlotte apart is the state line. The region that agents, buyers and Canopy MLS treat as one market runs into South Carolina.

Canopy Realtor Association defines its Charlotte region as 16 counties. Twelve are in North Carolina, including Mecklenburg, Cabarrus, Gaston, Iredell and Union. The other four are Chester, Chesterfield, Lancaster and York in South Carolina. A Charlotte TC who takes files from both sides of the line needs two sets of forms in the drawer.

Which MLS and association serve Charlotte?

Canopy MLS is the system. It is owned and run by the Canopy Realtor Association, and in a 2025 release Canopy said it serves more than 22,000 subscribers across North and South Carolina. Its service area covers the Charlotte, Asheville and Hickory-Lenoir metros. One MLS for both states means a listing in Fort Mill and one in Matthews look the same on screen. The contract behind them does not.

How is the Charlotte market moving?

Canopy's September 2026 report, released October 23, counted 3,439 closed sales across the 16-county region, down 10.1% on a year earlier. The median sales price was $392,990, down 0.5%, and the year-to-date median held at $400,000. The figures cover existing single-family homes, condos and townhomes only.

Two numbers matter most to a coordinator. List to close across the region averaged 101 days, against 100 a year earlier, so a typical listing spends about seven weeks between accepted offer and closing. In Mecklenburg, months of supply rose from 3.2 to 3.7, with 4,622 homes for sale. Sellers received 95.1% of their original asking price across the region. More room to negotiate usually means more repair requests and more amendments to track.

What changes on the South Carolina side of Charlotte?

A home in York or Lancaster County is South Carolina property, and the South Carolina REALTORS purchase contract is Form 310. It runs differently from Form 2-T. Its Due Diligence Period ends at 6 P.M. on a set date rather than 5:00 p.m. A buyer who terminates for due diligence reasons pays the termination fee written into the contract instead of forfeiting a fee paid up front. The financing contingency runs to closing, and the buyer selects the Closing Attorney.

Closing also follows South Carolina law. Its Supreme Court has held that the title search, the closing, recording and the disbursement of funds must be performed or supervised by a South Carolina-licensed attorney. A Charlotte firm whose usual closing attorney is admitted only in North Carolina has to bring in a South Carolina attorney for these files.

The transfer charge differs too. North Carolina's excise tax is $1 per $500, paid by the seller. South Carolina charges a deed recording fee of $1.85 per $500 of value, and the grantor is liable for it, with the grantee secondarily liable. Form 310 puts the deed recording fees on the seller. A TC preparing a net sheet for a seller in Rock Hill uses the South Carolina rate.

What do Charlotte transaction coordinators charge?

One Charlotte-area TC company's pricing page puts a coordinator at $325 to $450 per file, with payment due within 7 days after closing. If the deal falls apart within 24 hours of contracting, it charges nothing. A cancellation fee applies after that once work has started. Elsewhere in North Carolina, another TC company publishes $449 a file. Run your own volume through the per-file fee calculator before choosing.

What should a Charlotte agent ask before hiring a TC?

Ask whether they handle South Carolina files and which forms they use there. Ask which closing attorneys on each side of the line they already work with. Then ask how they confirm that a North Carolina due diligence fee reached the seller, because the 2026 Form 2-T gives the buyer only until the next banking day.

Freelance TC, TC company or DeedSpring: which fits a Charlotte agent?

The table sets the usual options side by side. A good freelance TC is worth every dollar on a messy file. What most agents are really paying for, though, is someone who never misses a date and always chases the lender. Software does that on every file at once.
