Welcome to DeedSpring

DeedSpring runs your closings end to end — every file from executed contract to keys, with an AI Transaction Coordinator that reads the contract, watches the deadlines, chases the parties and drafts the mail, a team inbox for email, texts and portal chat, and a matching client portal that keeps every buyer and seller in the loop. Pipeline, listings, showings, and offers are there too, behind switches. This guide shows you around and gets you productive fast.

Today — your closings at a glance. Every deadline, and everything waiting on you.

One system, two front doors

Everything in DeedSpring lives on one shared database — contacts, deals, properties, showings, offers, closings. What differs is who is looking at it:

Your workspace

The internal operating desk your team signs in to. Closing timelines, the team inbox, the AI Transaction Coordinator, pipeline views, the contact and property directories, your team roster, and the AI assistant all live here. Clients never see it.

Client portal

A branded portal that services both buyers and sellers. Each client signs in and sees only their own deals: their showings, offers, documents, messages, and closing timeline. Nothing else.

Because both run on the same records, there is nothing to sync and nothing to copy. Update a closing date in your workspace and the client's timeline updates the moment they refresh. Read more about how the two fit together →

Your workspace arrives ready to explore

New workspaces come pre-loaded with realistic sample data — a demo brokerage called Keystone Realty, with live-looking deals, closings, and clients. The screenshots throughout this Help Center use it. Explore freely: when you're ready to bring in your real business, the Setup tasks page walks you through replacing the sample data step by step, with the AI assistant doing the heavy lifting.

Your first hour

If you like a checklist, this is the one we recommend:

1. Wander the sample brokerage

The open files are listed under Closings in the sidebar. Click one and press Ask AI to see what the coordinator has been doing on it. Then Deals, under CRM, for the earlier chapter. Getting a feel for how records link together makes everything else obvious.

2. Preview a client portal

Open the Client portal from the sidebar and preview it as one of the sample clients. Seeing what your clients see is the fastest way to understand the product.

3. Open Setup tasks

The Setup tasks page lists guided conversations — define your closing playbooks, add in-progress deals, finish the portal, set up the team, invite clients, then remove the sample data. Each one is run by the AI assistant. Read the task list →

4. Meet the two AIs

Open AI Coordinator in the sidebar and ask it "what are you working on right now?" — that's the coordinator, which works your files. Then open a thread from Threads and ask "rename the Prep stage to Onboarding" — that's the assistant, which builds the product with you. Meet your AI coordinator →
