Commissions

Every closing produces one statement: the commission waterfall from gross to agent net, computed from the agent's plan, approved by a broker or finance, turned into a disbursement authorisation for the title company, and marked paid when the money lands. Agents see a live “what will this make” figure from the day the file goes under contract.

How a statement is calculated

A plan is an ordered list of rules. Each rule applies at a stage of the waterfall, to a named basis, and pays a named party. The engine runs them in order:

StageWhat happens
Gross commissionThe closing's price × the commission rate on the deal (type to override on the statement).
Off the top → adjusted grossLines taken before anyone splits — a franchise fee, a referral paid out of the gross.
Split → agent shareThe brokerage's, franchisor's and team lead's shares of the adjusted gross. What is left is the agent's.
Agent deductions and adjustments → agent netE&O, transaction fees and desk fees; then the one-off adjustments on this file — referrals paid out or received, client rebates, fees, bonuses, advance repayments.
Company deductionsCome out of the brokerage's total, not the agent's — a franchise royalty, for example.

Every line is rounded to cents, the payee amounts always sum back to the gross, and the statement shows the totals the brokerage reads: Gross commission, Adjusted gross, Agent share, Agent net, Company dollar.

Caps

A cap is “how much of X has this agent accumulated this period” — company dollar, split only, GCI, volume, sides, or fees paid — resetting on the agent's anniversary, the calendar year, a rolling twelve months, or never. A rule that counts towards a cap charges normally up to it and switches to its after-cap behaviour past it; a deal that crosses the cap is prorated, so the agent is never over- or under-charged on the straddling file. Team caps read the whole team's ledger.

The plan that ships

Standard 70/30 — $18k cap: the agent keeps 70% until the brokerage has earned $18,000 in the agent's anniversary year, 100% thereafter with a $285 transaction fee per side, and a $45 E&O deduction per file. It is the default for agents with no plan of their own; edit it or add others under Plans.

The Commissions page

Brokerage → Commissions is the money desk and the only place commission lives — the closing file deliberately carries none of it, so coordinators, reviewers and clients can see a whole file without seeing anyone's pay. Statements sit in lanes by what happens next:

LaneWhat is in it
Awaiting approvalSubmitted statements — the approver's turn.
Approved — to payApproved and waiting for the money — finance's turn.
Closed — no statement yetClosed files nobody has submitted a statement for. Create statement.
EstimatedSaved estimates not yet submitted.
Under contract — live estimateFiles still under contract with a live figure from the deal, the plan and the cap ledger. Save estimate pins it.
PaidWhat has been paid, most recent first.

Brokers, finance and anyone Config names as an approver see the whole brokerage as Commissions; everyone else lands on the same page as My commissions, scoped to the files they are the agent on, so an agent always knows where each of their closings stands. Rows show the file, the agent and their plan (“No plan for this agent” when there is none), the agent net and the status.

From under contract to paid

1

Under contract — the live estimate

The moment a closing exists, the Commissions page computes what it will make from the contract price, the deal's commission rate, the agent's plan and where their caps stand today. Nothing is saved until someone presses Save estimate.
2

Create statement

On a closed file, Create statement writes the waterfall as a statement with its lines. Estimated and submitted statements keep computing live from the closing and the plan; if the closing or the plan changes after the statement was saved, a banner says so and Recalculate refreshes the stored figures.
3

Adjust what is particular to this file

Add Adjustments (referrals paid out, client rebates, one-off fees and bonuses — each with a payee and whether title pays it at closing), add Co-agents to split the agent side by percentage, add a Bonus / top-up, and override the rate if the deal's is wrong.
4

Submit for approval

Anyone on the file side — the agent, the TC, the team lead — or an approver can submit. The statement shows what still blocks approval: no plan, no rate, the closing not marked closed, or (with Compliance before approval on) the closing compliance review not yet opened or not yet approved.
5

Approve

Brokers always can; finance can when Config → Commissions names Broker or finance. Approving freezes the lines, writes every cap contribution to the agent's (or team's) cap ledger, and stamps who and when. Reopen takes it back to submitted and removes the ledger rows; Void cancels any statement not yet paid.
6

Disbursement (CDA)

Choose how title should pay: "Title pays the brokerage; brokerage pays the agent", or "Title pays the agent's share directly" (only where the office's policy allows it — otherwise it is greyed out with the reason). The disbursement shows who gets what at the table. File CDA on closing writes the authorisation as a printable document on the closing's Documents, ready to send; Re-file CDA after a change.
7

Mark paid

When the money arrives, record Paid on, Received from title, any Variance, and the Title / escrow file #. This is a record of what happened — it does not move money. A paid statement cannot be voided.

Compliance before approval

With the switch on, a statement cannot be approved until the closing's closing compliance review is approved or waived (and signed off by the broker where that is required). The blocker list on the statement says exactly which it is waiting for. See Compliance review.

What agents see

Their own lanes on the Commissions page

Every closing of theirs with its live estimate or statement, so “what will this make” and “has this been paid” never need an email to the office.

Their plan and cap on the roster

The person card on the Team page reads “Standard 70/30 · Company cap $9,250 of $18,000” — their plan and where their first cap stands as of today. The statement page shows the same cap meter.

Not other people's pay

An agent sees the statements on their own closings and nothing else — not a teammate's, not the brokerage's totals.

Plans

Commissions → Plans is the rule library. One plan selected at a time; its caps, its ordered rules and (for graduated plans) its tiers, each edited in a dialog. Assign a plan to an agent on the roster (Commission plan and Cap year starts on their profile); agents with no plan use the brokerage default.

TierFor graduated plans: the agent's split percentage at each band of production.

Try it before anyone is on it

At the bottom of every plan, Try it runs a made-up deal — sale price, the side's commission %, buyer or seller side, how many deals the agent already has this period — through the plan and shows the full waterfall. Nothing is saved. Use it to check a new plan does what the agreement says before assigning it.
