Transaction coordinator salary: what a TC really earns, and why Indeed and Glassdoor disagree

A salaried residential transaction coordinator earns $53,000 to $64,000 a year in base pay. Indeed's $58,405 and Glassdoor's two base figures agree once you drop Glassdoor's modeled bonus; the $83,940 headline is the one to ignore.

Why does Glassdoor say $83,940 and Indeed $58,405?

They measure different things. Indeed's figure is average base salary: $58,405 a year, with a low of $36,138 and a high of $94,391, from 680 salaries taken from job postings over the past 36 months. Glassdoor's figures are total pay. Its Real Estate Transaction Coordinator page shows $83,940, which is a $64,000 base plus $20,000 of additional pay for bonus, commission and tips. Its plainer Transaction Coordinator page shows $64,057, a $53,000 base plus $11,000.

That additional pay is a prediction. Glassdoor says its salaries are powered by a “proprietary machine learning model” fed with user-submitted salaries and government data, so the $20,000 is what the model expects for that title bucket. Nobody counted $20,000 bonuses. Compare base with base and the three numbers land within about ten percent of each other, with Indeed in the middle.

Why does Glassdoor disagree with itself?

Open Glassdoor's Transaction Coordinator page and scroll to the strip of related job titles. It prices Real Estate Transaction Coordinator at $58K, between Lease Administrator at $68K and Real Estate Assistant at $52K. Click through to Glassdoor's own Real Estate Transaction Coordinator page and the headline is $83,940. Same site, same title, same month, roughly $26,000 apart.

Glassdoor does not explain the gap and neither page points at the other. They are two title buckets with two model runs, and the $83,940 page is the small one: 302 submissions against 1,897, with the title spelled Cordinator in its URL and heading. Read the strip as a menu and treat the $83,940 as a small-sample outlier.

Which number should a residential TC trust?

Trust base pay, and trust the page whose pool looks like your employer. Glassdoor's $64,000 base for Real Estate Transaction Coordinator draws on the most residential pool of the three: its companies strip is Keller Williams, Redfin, Compass and RE/MAX. Indeed's $58,405 has a bigger sample but shares its page with Deutsche Bank and JPMorganChase listings and a top-paying city, Portland, at $143,774. Glassdoor's $53,000 base sits in a bucket where insurance, IT and finance submissions outrank real estate. So for a salaried TC at a residential brokerage, Indeed's $58,405 and Glassdoor's $64,000 base are the two figures worth quoting in a pay conversation.

The two vendor salary guides that rank beside the aggregators will not settle it for you. ListedKit's guide quotes Indeed at $53,612 as of December 2025, ZipRecruiter at $51,997 and Glassdoor at $64,380, and blames “different job titles getting lumped together”, with no sample sizes and no base-versus-total split. Paperless Pipeline's post puts the aggregator average in the mid-$50,000s and footnotes its state and experience tables as illustrative ranges, with no links. ZipRecruiter's and Salary.com's own pages would not load for us, so the $51,997 is ListedKit's number and should be quoted as such.

Has TC pay gone up since 2023?

A little, and less than Indeed makes it look. In September 2023 Indeed's page showed $47,698 from 620 salaries reported. Today it shows $58,405, a rise of 22.4 percent, but the basis changed in between. The 2023 card counted salaries reported. The 2026 card counts salaries taken from job postings over 36 months. Two different measurements, so the rise is a change of method as much as a change in pay.

Glassdoor is steadier. Its Transaction Coordinator page showed $61,935 total pay in August 2023 from 1,428 salaries, against $64,057 from 1,897 today, a rise of 3.4 percent in three years. If you want a trend to quote, that is the one.

Why is the same title paid $12 an hour and $95,000 a year?

Because at least four different jobs share it. A residential brokerage TC runs a purchase or listing from executed contract to close. A commercial transaction coordinator at Colliers or Cushman & Wakefield supports brokers on leases, subleases and sales for corporate clients. A title company's transaction coordinator prepares settlement statements and closing disclosures. A lender's transaction coordinator closes loans, and banks use the words for agency-servicing and syndicated-loan roles. Indeed and Glassdoor pour all of them into one search term.

Read the residential rows and the ceiling is plain. The Odessa team starts a buyer coordinator at $12.00 an hour plus $50 per qualifying clean closing, W-2 and non-exempt. The Palm Beach team pays $50,000 to $70,000 for a remote TC who oversees 10 to 15 active files at a time, knows FAR/BAR contracts and handles compliance in KW Command. What a team will pay you is tied to how many files you can carry.

DeedSpring takes the contract reading and the chasing off that desk. It reads the executed contract into price, deposits, contingencies and deadlines, checks every active file every hour, and drafts the chases and client updates for you to send. Plans start at $15 a month.

Is there a government number for TC pay?

No. The Bureau of Labor Statistics publishes wages for about 830 occupations, and its May 2025 list has no title with the word transaction in it. O*NET's keyword search for the term returns “No quick matches found”. The nearest codes are proxies. A residential TC's day looks most like 43-6014, Secretaries and Administrative Assistants, where the real estate industry employs 51,950 of 1,706,790 people and the median is $47,540. Title-side coordinators sit nearest 23-2093, Title Examiners, Abstractors and Searchers, with a median of $58,650.

Both codes come from an employer survey of people already in jobs, across every industry. The administrative-assistant code is where most residential TCs would land, and its $47,540 median sits well below every aggregator figure. Treat it as a floor. If a brokerage offers you the BLS median for an administrative assistant, it is pricing you as one.

What DeedSpring does for a salaried TC

You are paid for the files you close cleanly. DeedSpring is the coordinator's coordinator: upload the executed contract and it reads the price, deposits, contingencies and dates into deadlines on the file. It checks every open closing every hour, flags what is slipping on your Today page, and drafts the chases and client updates for you to send, with anything sensitive or negotiable always waiting for a person. Your buyers and sellers get their own portal. If you run a TC business, each client brokerage becomes a team in your workspace, with its agents on the roster.

Starter is $15 a month for one closing a month. Standard is $25 a closing, down to $19 at volume, with unlimited agents and teammates and unused closings rolling over. Both are month to month.
