What does a transaction coordinator handle on an Atlanta file?

An Atlanta coordinator runs the same GAR Purchase and Sale Agreement as anywhere else in Georgia, with the same Due Diligence Period and the same attorney closing. Our Georgia guide covers those rules. What changes in Atlanta is the volume, the mix of property types, and a city water rule that adds its own deadline to every in-town sale.

Much of a metro TC's week goes on the closing attorney's office. It needs the contract, amendments, lender contact and payoff figures before it can prepare the closing. Keeping those threads in one calendar is most of the job.

Which MLS and board does an Atlanta TC work with?

Two MLSs serve metro Atlanta. FMLS covers much of Georgia and had more than 57,000 subscribers in August 2026, according to Real Estate News. Georgia MLS says its coverage spans all 159 Georgia counties and reaches into five neighboring states. A TC should know which system holds each listing, because status changes and showing notes live there.

The local board is the Atlanta REALTORS Association. Founded in 1910, it reports more than 12,000 members and describes itself as the largest real estate association in Georgia. Joining it brings membership of Georgia REALTORS and NAR, and its member services include access to the GAR forms.

How busy is the Atlanta market?

Georgia REALTORS splits Atlanta two ways in its 2025 annual housing report: the City of Atlanta and a 28-county metro area. The metro closed 69,753 homes in 2025, down 0.9%, at a median of $389,900. Inside the city, 9,055 sales closed, up 1.9%, at a median of $405,000.

Two numbers in that table shape the work. The city median was flat on 2024 but 15.1% above 2021, and the metro median has risen 21.5% over the same stretch. And more than a quarter of city sales were townhomes or condos, against one in eight across the metro. In-town files are far more likely to need association documents tracked alongside the GAR deadlines.

What is the Atlanta water lien payoff rule?

Unpaid water and sewer charges can become a lien on Georgia property, and Atlanta has a set process for clearing them before closing. The city's ATL311 guidance cites Senate Bill 206, in effect since July 1, 2016. Under it, owners, renters, attorneys, lenders, title companies, investors and persons under contract can all request a payoff amount for a water and sewer account.

The city says a request can take up to 10 business days to process, starting the business day after it is submitted. A mailed request costs $10 per form, and the payoff figure is valid for 30 days from the statement date. The guidance adds that the property may still face other payment requirements before every lien is satisfied.

The state statute behind this, O.C.G.A. 36-60-17, gives the rule teeth. A water supplier that fails to provide the statement within ten business days loses its lien as to the title acquired by the purchaser or lender. The statement binds the supplier for 30 days, and full payment within that period extinguishes the lien by operation of law.

For a TC the practical rule is simple. Ask the closing attorney whether they have ordered the water payoff, and do it early enough that ten business days fit before closing. Then watch the 30-day validity so a delayed closing doesn't run past it. Our deadline calculator can count the business days back from the closing date.

What does an Atlanta transaction coordinator cost?

We found no public Atlanta-based TC price card we can cite. Nationally, our tally of 20 public cards read on October 19, 2026 put one side between $300 and $550, with a median of $400. The fee calculator compares those prices with an in-house hire, and our TC checklist shows what a full service should cover.

Freelance TC, TC company or DeedSpring: which fits a Atlanta agent?

The table sets the usual options side by side. A good freelance TC is worth every dollar on a messy file. What most agents are really paying for, though, is someone who never misses a date and always chases the lender. Software does that on every file at once.
