What is different about coordinating a Boston-area deal?

Greater Boston runs on the same Massachusetts rules as the rest of the state: an offer to purchase, then a purchase and sale agreement, an attorney at the closing, and a smoke and carbon monoxide certificate from the local fire department. What changes is the price level, the share of condos and the local paperwork. Prices here run well above the state median, condos make up close to half of closed sales, and the city adds a tax rule that matters to buyers after they move in.

The Greater Boston Real Estate Board is the local institution. Its P&S form is one of the two main agreements used in Massachusetts, according to a Massachusetts real estate attorney's walkthrough. The Greater Boston Association of REALTORS, whose pages sit on the board's website, publishes the area's market data. Check which P&S form is on the file before you build the calendar, because the clause numbers differ between the two.

Which MLS and board does a Boston TC work with?

Listings run through MLS PIN, which says it has more than 37,050 subscribers. The Greater Boston Association of REALTORS market data dashboard draws on MLS PIN and covers nearly 90 eastern Massachusetts communities, including all 64 in the association's own jurisdiction.

How busy is the Greater Boston market?

The September 2026 local market update for the Greater Boston Association of REALTORS area counted 798 single-family sales at a median of $900,000, up 2.5% on a year earlier. Condos added 599 sales at a $675,000 median. Both took longer to sell than a year before.

Two things follow for a coordinator. Condos are close to half the closed volume, 6,832 of 14,446 sales so far this year, so condo documents are a routine part of the job rather than an exception. And at a $900,000 single-family median, the mortgage contingency protects a lot of money, so its two dates deserve early chases.

Time on market is the other number to read. Across January to September, cumulative days on market stood at 37 for single-family homes and 50 for condos, both up on 2025. When a seller-side file has been listed for a while, confirm the current list price and terms in MLS PIN before you send any paperwork that quotes them, and do it again before the P&S goes out for signature.

What is Boston's residential exemption, and why does a TC care?

It is a city property tax break for owner-occupants, and the timing hangs on the closing date. The City of Boston Assessing Department says the exemption excludes part of a home's value from tax, and that last fiscal year it saved qualifying homeowners up to $4,353.74. It is credited on the third-quarter bill issued in late December.

A recent home rule petition widened who qualifies. For fiscal year 2027, which runs from July 1, 2026 to June 30, 2027, a buyer whose deed was recorded at the Suffolk County Registry of Deeds, and who occupied the home as their principal residence, between January 1 and June 30, 2026 may be eligible. The filing deadline for FY2027 is April 1, 2027. A buyer can only claim the exemption on one property.

None of this changes the contract, but it is a useful note to send a Boston buyer after closing, with the city's page attached. It is also a reason to keep the recording date accurate in the file, because that date decides which fiscal year the buyer can claim.

Which deadlines matter most on a Boston file?

The statewide dates still apply, and they are covered in detail on our Massachusetts page. In Greater Boston, three of them carry extra weight:

The P&S signing date written into the offer is first, because the offer can bind on its own. The mortgage application and commitment dates come next, for the reason above. The smoke and carbon monoxide certificate is last, because the fire department inspection has to be booked close enough to the closing date to stay within its 60-day life. Our contract deadline calculator sets out each date from the acceptance date.

What does a Boston transaction coordinator cost?

Published prices for Massachusetts files apply in Boston too. A national firm charges $450 flat per Massachusetts closing, and a Massachusetts-only coordinator lists $250 a file on a subscription. Our 19 October 2026 reading of 20 public one-side rate cards ran $300 to $550, with a median of $400. The fee per file calculator compares those against your Boston volume.

Whoever you hire, test them on Boston specifics: GBREB forms, condo files and the residential exemption. Our coordinator checklist covers the rest.

Freelance TC, TC company or DeedSpring: which fits a Boston agent?

The table sets the usual options side by side. A good freelance TC is worth every dollar on a messy file. What most agents are really paying for, though, is someone who never misses a date and always chases the lender. Software does that on every file at once.
