Transaction coordinator in Las Vegas: LVR MLS, HOA packages and costs

For Southern Nevada agents: the form and MLS behind a valley file, where prices stood in September 2026, what the county recorder needs, the HOA resale clock and what coordinators charge.

DeedSpring makes transaction-coordination software and publishes this guide. It has no office in Las Vegas. Agents use it online, wherever they work.

What does a Las Vegas transaction coordinator handle?

In Las Vegas a transaction coordinator works from the Las Vegas REALTORS Residential Purchase Agreement, the association form used in Southern Nevada. The coordinator logs the negotiated dates from the signed copy, opens the file with escrow, and then runs the two Nevada statutes that matter most on a valley resale: the seller disclosure and the HOA resale package.

Licensing works the same as anywhere in Nevada. The Real Estate Division's unlicensed assistant bulletin lets a coordinator without a license assemble documents and chase the lender, but not fill in blank terms on the purchase agreement or its addenda. That job stays with the agent.

The Las Vegas REALTORS MLS

Las Vegas REALTORS, which used the name GLVAR until its rebrand, was founded in 1947 and says it serves nearly 15,000 local members. Its MLS territory takes in Clark, Nye, Lincoln and White Pine counties, so a Pahrump or Mesquite listing sits in the same database as one on the Strip's doorstep. The association's monthly statistics come from that MLS, which does not capture every new home sold directly by a builder.

Where the Las Vegas market stood in September 2026

The September 2026 release, dated October 6, put the existing single-family median at $470,000. That matched September 2025 and sat 1.1% below August. Condos and townhomes had a $290,000 median.

Speed hasn't vanished. LVR said 75.9% of the existing homes sold in September sold within 60 days. Nearly a quarter of sales were cash, so a meaningful share of valley files have no lender to chase at all. A coordinator who sets every file up as financed will chase loan documents that were never coming.

The Clark County transfer tax and Declaration of Value

The Clark County Recorder collects real property transfer tax when the deed records, at $2.55 for each $500 of value or fraction of it. The tax is based on the full purchase price or estimated fair market value. A $470,000 sale works out to 940 increments of $500, or $2,397 in tax.

The recorder also requires a Declaration of Value with any deed that conveys an interest, and may ask for supporting documents such as the closing statement or the purchase agreement. Without them a deed can be sent back unrecorded. A coordinator who knows this rule can answer the agent's question when recording slips a day.

HOA resale packages on a valley file

Where a home sits in a common-interest community, NRS 116.4109 makes the seller furnish a resale package at the seller's expense. The association must supply its documents within 10 calendar days of a written request. The buyer then has until midnight of the fifth calendar day after receiving the package to cancel without penalty, and the package stays valid for 90 days.

The order of events matters. Request the package the day the contract is signed. Log the day the buyer actually receives it, because that starts the cancellation window. Calendar the end of day five as its own deadline. If the association blows the 10-day limit, the statute protects the buyer from any delinquent assessment above what the documents show. Our contract deadline calculator handles the day count.

What a Las Vegas transaction coordinator costs

One Las Vegas coordinating company publishes its prices: $495 per side and $795 when it coordinates both sides of the same deal, with no fee if the file doesn't close. Its page was marked as updated on October 1, 2026. Compare a flat fee against a salaried hire with the TC fee per file calculator.

DeedSpring is a technology-based transaction coordinator. From the signed purchase agreement it sets the valley file's dates, scans open files hourly for anything overdue, and lines up draft messages for the agent to approve. It has no Las Vegas office, no Nevada license and no staff in the state. Our TC checklist template lays out the work whichever way you staff it.

Freelance TC, TC company or DeedSpring: which fits a Las Vegas agent?

The table sets the usual options side by side. A good freelance TC is worth every dollar on a messy file. What most agents are really paying for, though, is someone who never misses a date and always chases the lender. Software does that on every file at once.
