Open To Close pricing: $99, $199 or $399 a month, plus $69 for every extra user

Open To Close is $99, $199 or $399 a month for Grow, Pro or Scale, with one user included and $69 a month for each extra team member. Transactions are unlimited and e-signing is a separate Docusign bill. Here is which tier you need, what a team pays, and when a per-closing plan costs less.

What does Open To Close cost?

Three plans, one price basis. Grow is $99 a month, Pro is $199 and Scale is $399, and every plan includes one user. Each additional team member is $69 a month on any plan. Paid seats are the people who work inside Open To Close. Agents, buyers, sellers and inspectors use free portals, and the billing FAQ puts no cap on them. Transactions are unlimited, with no charge per file.

Billing is monthly. The pricing page carries no annual price and no Enterprise tier, and the FAQ sends accounts with ten or more team members to email for a quote. Every plan card says a free 30-day trial, though the help pages still describe it as your first 15 transactions. Either way you enter a card and it is charged only when you subscribe.

Which tier do you actually need?

The price question is a tier question, because nothing in the matrix is sold as an add-on. One Scale feature means the Scale price. Grow gives you three task triggers and holds every triggered email or text for a person to send. Pro removes the trigger cap, lets triggers send on their own, and adds the DocuSign integration and webhooks. Scale adds conditions on triggers, scheduled trigger texts, task locking and in-app messaging with agents and clients.

Grow suits a coordinator who will press send on every message. Most working TCs want auto-send, and that makes Pro the real starting price at $199 a month. Pro is also cheaper than it looks beside a team. A solo coordinator on Pro pays $199, while three people on Grow pay $237 and still send their own messages. Buy Pro unless you need conditions or task locking, in which case buy Scale.

What will a TC or a team pay?

Add $69 for every seat after the first and multiply by twelve, because there is no annual discount. A solo TC on Grow pays $99 a month, $1,188 a year. A solo TC on Pro pays $199 a month, $2,388 a year. Three people on Pro pay $337 a month and five pay $475. Five people who need Scale pay $675 a month, $8,100 a year. At ten seats the published price stops and the FAQ sends you to Enterprise pricing.

Those figures are the whole bill at 20 files a year or 200, which is why high-volume coordinators like it. One of them on r/realtors put it in a sentence:

“I’m a TC that closes about 200/year, Open to Close is worth every penny.”

— u/wheresg, r/realtors, · Source

The flat price cuts the other way for an agent or a small team with a few files a month. Two closings on Grow cost $99, and you still send every message yourself. DeedSpring prices the closing instead: $25 each on Standard, or $15 a month for one closing on Starter, with e-signing built in on both and unlimited teammates on Standard.

DeedSpring bills the closings in flight, whoever on the team is working them.

What is not in the price?

Texting is included at 250 messages per seat a month, with extra texts sold at $5 per 250. Before any text delivers, your business has to complete Twilio's registration through Open To Close. That fee is Twilio's, the SMS registration article estimates it at around $20, and it lands on your next Open To Close invoice. Phone minutes are also 250 per seat, and the overage line reads “+ 10 add'l 250” with no currency symbol.

E-signing is the big one. Open To Close has no signing of its own. The DocuSign integration arrives on Pro, and the Docusign subscription is a separate bill: the Real Estate plan is $25 per user a month billed annually, $300 a year, and Starter is $10 a month. Forms means intake forms for your agents, so your brokerage's contract-forms system stays in the budget too. Onboarding is free. The Getting Started guide points new accounts to group training on Tuesdays and Wednesdays and a weekly open Q&A.

Before you subscribe, get three things in writing: what a block of extra phone minutes costs, whether your trial is 30 days or 15 transactions, and what ten seats cost under Enterprise pricing.

How do billing and cancellation work?

Adding a seat or upgrading is prorated on the next invoice. Removing a seat or downgrading puts a credit on it. A declined card is retried three times before the account is suspended. When you cancel, you keep access to the end of the billing cycle and your data is kept for reactivation. The terms, last updated in September 2021, say Open To Close “does not provide refunds for any used or unused service”, so cancel at the end of a cycle rather than the start.

Has the price changed?

Not since February 2023, when the current list appeared. Before that Open To Close priced per user. In January 2021 it was Lite at $29, Plus at $49 and Premium at $69 per user a month, plus a Premium add-on from $99 a month for up to ten users. By mid-2021 Lite was $9 and automation was a $7-per-transaction package. In July 2022 that package gave way to a $299 Pro plan plus $69 per user, marked beta. February 2023 brought the three per-account plans and the flat $69 seat you see today. Since then only the trial wording and an Enterprise footnote have changed.

Is Open To Close AI the same product?

No. Classic Open To Close has no AI feature and no AI charge. Open To Close AI, sold at opentoclose.ai, is a separate product with one plan: $39 per user a month billed annually or $49 billed monthly, a 30-day trial, and 1,000 Ollie AI credits per paid user each month. Every user is paid on that product, so three people cost $147 a month billed monthly against $337 on classic Pro. A migration tool moves templates, custom fields, roles and workflow settings across. If a sales call mentions Ollie or credits, ask which product you are being quoted.

Should you buy Open To Close or DeedSpring?

Buy Open To Close if you are a transaction coordinator running a team and a lot of files, you want to build your own templates and triggers, and you want one bill that does not grow with volume. Start on Pro. Buy DeedSpring if you are an agent or a small team paying for a few closings, or you want the coordination done for you. Upload the executed contract and DeedSpring reads the price, deposits, contingencies and dates into deadlines on the file. It checks every open closing every hour, flags what is slipping, and drafts the chases and client updates for you to send. E-signing is built in, and your buyers and sellers get a portal.

DeedSpring's Today page: every active file, what needs attention and this week's deadlines. You pay for the closings rather than the seats.

Starter is $15 a month for one closing a month. Standard is $25 a closing, $22 from five a month, $20 from ten and $19 from twenty, with unlimited agents and teammates and unused closings rolling over. Both are month to month.
