What does a transaction coordinator do on an Iowa purchase?

An Iowa coordinator works a file that looks familiar until the title work starts. The state association, Iowa REALTORS, publishes a Purchase Agreement and offers it to members through an online forms database. In its July 2026 forms update, Iowa REALTORS notes that use of its forms is not mandated by state law.

That update changed three things a TC will notice. The Property Inspection Results form now counts in days rather than hours, to match how the Purchase Agreement counts. An Updated Purchase Agreement adds lines 216 to 218, telling the parties they may have to give extra information for FinCEN reporting. And a new Declaration of Value Sales Condition Reporting form arrived to follow a change in state law.

The forms are members-only, and we have not seen a public copy that shows the default periods. This page therefore leaves the contract's own deadlines to the executed agreement and covers the clocks that come from Iowa law, which apply whatever form is used.

What can an unlicensed TC do in Iowa?

Iowa writes the answer into rule. The Real Estate Commission's rule on support personnel for licensees, now numbered 481—2007.13, lists permitted and barred activities for staff who help a licensee. There is no separate TC license, so this rule is the boundary.

Much of a coordinator's calendar is on the permitted list. After a contract is signed they can ask the lender where the loan stands, gather the closing packet and type the forms the licensee pointed them at. They may arrange dates and times for inspections, the mortgage application, the preclosing walk-through and the closing. They may also record and deposit earnest money and keep other books.

The barred list has twelve items. Support staff may not answer questions on title, financing or closings, other than the time and place. They may not discuss or explain a contract or other real estate document with anyone outside the firm. One line needs care: the rule lets staff record and deposit earnest money, but bars them from collecting or holding deposit money received from an owner or a prospective buyer. Read together, the licensee receives the money, and staff may then record and deposit it.

Why is there no title insurance in Iowa?

Because state law bars it. In 1947 the legislature amended Iowa Code 515.48 to exclude title insurance and insurance against loss from defective title. The Iowa Supreme Court upheld the ban in 1977 in Chicago Title Insurance Co. v. Huff. In its place, Iowa Title Guaranty, a state program, issues title guaranty certificates to lenders and owners.

The steps are laid out in Iowa Title Guaranty's clear title standard. A participating abstractor updates the abstract. A participating Iowa attorney examines it and writes a title opinion that identifies defects to resolve before closing. A field issuer then prepares the commitment from that opinion. After closing, the abstract is updated again, the attorney gives a final opinion, and the certificate issues.

For a coordinator, that means three parties to chase on title: the abstractor, the examining attorney and the field issuer. Every defect listed as an exception on the commitment must be resolved to the attorney's satisfaction before the parties can close. Ask early for the opinion, because a late objection moves the closing date.

Owner coverage is cheap. Under the rates in effect since July 1, 2023, lender-only, owner-only and simultaneous coverage each cost $175 up to $750,000. Iowa Title Guaranty offers free owner coverage up to $750,000 when the lender obtains coverage at the same time, and it tells buyers to ask their agent and lender for it.

Which Iowa deadlines come from statute?

These clocks and conditions apply on Iowa residential transfers regardless of the purchase form. They all sit on the coordinator's list.

From the 2026 Iowa Code and Iowa Department of Revenue guidance. The Purchase Agreement's own deadlines are negotiated, so read them on the executed form.

The disclosure rule in chapter 558A gives a buyer a short exit when the statement arrives late, and the clock starts at delivery. The 2025 amendment adds lead service lines to the required content from January 1, 2026. The definition is broad: a galvanized line counts as lead if it ever sat downstream of a lead line or a line of unknown material.

Private septic systems can hold up a closing. Under Iowa Code 455B.172(11), a building on a private sewage system must be inspected before ownership transfers, including when a seller-financed contract is signed. If weather prevents the inspection, the buyer can sign a binding acknowledgment with the county board of health and take responsibility for the inspection and any fixes.

The declaration of value got heavier this year. The Iowa Department of Revenue told county recorders in a 2026 bulletin that, under 2026 Iowa Acts SF 2472, a new Sales Condition Reporting schedule (57-019) is required to be provided with the Declaration of Value (57-006). The Department's instructions say the recorder must refuse to record when the declaration is inaccurate or incomplete. Count it as a closing document, not an afterthought. Our deadline calculator keeps the disclosure and inspection dates in one place.

Who holds earnest money in Iowa?

When a broker holds it, Iowa Code 543B.46 requires a common trust account in a federally insured institution for down payments and earnest money. The Purchase Agreement names the holder, so the coordinator should confirm the receipt matches the contract and that the deposit was made by someone allowed to handle it under the support-staff rule.

How busy is the Des Moines market?

The Des Moines Area Association of REALTORS publishes the most detailed annual figures we found. Its year-end 2025 report counted 13,916 homes sold across the metro, up 4.7% from 13,293 in 2024. The median sale price rose 5% to $315,000. Homes spent an average of 71 days on market, down from 79.

Statewide, Iowa REALTORS reported 2,842 sales in December 2025 alone, up 8.1% on a year earlier, at a $240,000 median for that month. A coordinator quoting Des Moines numbers to a client elsewhere in the state should use the statewide report instead.

What does a coordinator cost in Iowa?

We found no published price card from an Iowa-based coordinator. Our October 2026 tally of 20 public cards from TC companies elsewhere put one side between $300 and $550, with a median of $400. More than half charged nothing when a deal collapsed. Iowa's abstract and attorney steps add follow-up work, so ask any quote what title chasing it includes. The fee per file calculator runs the comparison against salaried help.

What should you ask an Iowa TC before hiring?

Check them against the support-personnel rule. An unlicensed coordinator may schedule the walk-through and the closing, but may not answer the other side's title or financing questions or take the earnest money check from the buyer.

Then ask how they run title. A good Iowa TC can name the abstractor, the examining attorney and the field issuer on their last file, and knows when to ask for owner coverage. They should be using the July 2026 forms and the new sales condition schedule. Compare their process with our transaction coordinator checklist.

Freelance TC, TC company or DeedSpring: which fits a Iowa agent?

The table sets the usual options side by side. A good freelance TC is worth every dollar on a messy file. What most agents are really paying for, though, is someone who never misses a date and always chases the lender. Software does that on every file at once.

Questions agents ask about transaction coordinators in Iowa

Does Iowa have title insurance?

No. Iowa Code 515.48 has excluded title insurance since 1947, and the Iowa Supreme Court upheld the ban in 1977. Buyers and lenders use Iowa Title Guaranty, which issues a certificate based on an abstract and an Iowa attorney's title opinion.

How much does Iowa Title Guaranty owner coverage cost?

Iowa Title Guaranty offers free owner coverage up to $750,000 when the lender obtains coverage at the same time. Lender-only, owner-only and simultaneous coverage each cost $175 up to $750,000 under the rates effective July 1, 2023.

Can an unlicensed assistant coordinate a closing in Iowa?

Within limits. Iowa's rule 481—2007.13 lets support staff check loan commitments, assemble closing documents and arrange inspection, walk-through and closing times. It bars them from answering title, financing or closing questions other than time and place, and from collecting deposit money from a buyer or owner.

What happens if an Iowa seller delivers the disclosure late?

Under Iowa Code 558A.2, the buyer may withdraw the offer or revoke the acceptance without liability within three days after personal delivery, or five days after electronic or mail delivery.

What is the Iowa real estate transfer tax?

Iowa Code 428A.1 sets it at 80 cents for each $500 of value above the first $500. A declaration of value goes with the deed, and from 2026 the Department of Revenue says a Sales Condition Reporting schedule must go with it.
