dotloop pricing: $34.99 a month for Premium, and what a Teams or Business+ quote is made of

dotloop Premium costs $34.99 a month or $344 a year, and it is the only price dotloop publishes. A free account covers 10 loops, and Teams and Business+ are quoted as a one-time initiation fee plus a per-user fee on a one-year contract that renews itself.

What does dotloop Premium cost?

Premium is $34.99 a month, or $344 a year if you pay up front, which the Premium page shows as $28.67 a month billed annually. Annual saves you about $76. It only pays if you keep Premium for ten months or more, and the Terms say every fee is non-refundable. If you might join a brokerage that runs dotloop for Teams or Business+ this year, pay monthly. The brokerage will cover your Premium once you join, and nothing comes back for the months you prepaid.

That is the whole published price list. Teams and Business+ are quoted after a 10-minute discovery call, and a free account creates up to 10 loops. One Premium subscription covers every personal profile on your account, so you never buy it twice.

What do you get for free?

A free account creates up to 10 loops, with MLS and association forms, the mobile app, editing, sharing, e-signing and storage, task lists and the activity log. dotloop does not say whether the 10 ever reset, so assume they don't. The limit that bites mid-deal is the contributor window: the Free vs. Premium table says you can only add people to a loop in its first 90 days. Everything else on the Premium card is paid: unlimited loops and participants, SMS texting, task templates, the clause manager, add-to-team, PDF attachments, online faxing and VIP phone and email support. Compliance workflows and custom branding are on neither plan. They start at Teams, so if your brokerage wants a review queue, a free or Premium account cannot give it one.

What is a Teams or Business+ quote made of?

dotloop publishes no price for either. It does publish the contract. dotloop's site links to the ShowingTime+ Terms of Use, and the section for Dotloop Dashboard Services customers describes the Order a team or brokerage signs. Unless your Order says otherwise, the term is one year from its effective date and renews for another year unless either side gives written notice at least 60 days before it ends. You pay a one-time initiation fee by card within 15 days, then a subscription fee for the number of users named in the Order, billed annually or monthly. Users above that count are charged at list price, fees can rise at each renewal, add-ons are charged separately, and the card on file is charged without advance notice. dotloop's support site compresses all of that to one line: Business and Team partnerships are for yearly terms.

What the quote buys is the review layer. Teams adds transaction templates, automated compliance workflows, charts and reporting, custom branding and a dedicated success manager on top of Premium for every agent. Business+ adds multi-office compliance. Because Premium is included, the quote has a ceiling to measure against: ten agents buying Premium themselves would pay $3,440 a year on annual billing, so a quote above that is paying for review and reporting. Before you sign, get three things in writing: the initiation fee and what it covers, who counts in the User Count (agents only, or admins and coordinators too), and the renewal date with the address your 60-day notice must go to.

Every plan on that table is forms, signatures and, from Teams up, a review queue. None of them reads the executed contract into deadlines, watches the inspection date, or emails the lender when the appraisal is late. That is a coordinator's job, and it is what DeedSpring does, from $25 a closing, beside whichever dotloop plan your brokerage picks.

Has the price changed?

Yes, once in the past year. In October 2025 the pricing page read $31.99 a month or $314 a year. Today it reads $34.99 and $344, which is $3 a month more with the same 18% annual discount. One thing on the site still points the other way. dotloop's slide-out menu, on every page of dotloop.com, carries a link reading “or Buy for $29 User/Month”. It opens the sign-up form rather than a $29 checkout, it was already there a year ago when the card said $31.99, and dotloop does not explain it. $34.99 or $344 is the price. Budget for the next step too: the Terms let dotloop change the subscription fee for any later period, with advance notice of an increase.

What happens when you cancel?

Cancelling Premium is self-serve: My Account, then Manage Subscription, which shows your rate plan and renewal date, then Cancel Subscription. Do it before the renewal date. The Terms say you must cancel before a subscription renews to avoid the next charge, and they are blunt about what comes back afterwards: “All fees are in U.S. dollars and are non-refundable.” The account drops to Freemium status, which means 10 loops and the 90-day contributor window. dotloop does not say what happens to loops you created beyond ten, or whether they stay editable, so download anything you still need before the date. A team or brokerage leaving Teams or Business+ has a longer runway: written notice at least 60 days before the term ends, or the Order renews for another year.

Can someone else pay for your Premium?

Often, yes. Premium is per account, and one subscription covers every personal profile on it. When an association or brokerage provides Premium and you work in the profile they gave you, dotloop greets you as a premium member and there is nothing to buy. Associations still do this: KCRAR told members in December 2025 that it will keep providing dotloop Premium as a member benefit, and lists it among its free member benefits. Ask yours. The benefit only works where dotloop has an active agreement with your association. Without one, interactive forms are unavailable.

Brokerages on Teams or Business+ cover their agents the same way, and dotloop's own template email to agents joining one tells them to cancel any Premium they are paying for themselves. The catch is scope. Work in a personal profile the company did not provide is not accessible by your company, and that profile stays free unless you buy Premium for it. Decide which profile you will work in before you pay for anything.

Where does DeedSpring fit beside dotloop?

dotloop is where the forms get filled, signed and, on Teams and Business+, reviewed. DeedSpring is the coordinator who makes sure the deal reaches the closing table on time. Upload the executed contract and it reads the price, deposits, contingencies and dates into deadlines on the file. It checks every open closing every hour, flags what is slipping, and drafts the chases and client updates for you to send, with anything sensitive or negotiable always waiting for a person. Your buyers and sellers get a portal, e-signing is built in, and if your brokerage mandates dotloop, it will key the closing in there for you on request.

DeedSpring's Closings page with the New closing dialog open, offering Upload the contract or Enter details manually, with a Buy side / Sell side toggle
Opening a closing in DeedSpring: this is the one thing you pay for, whichever dotloop plan sits beside it.

You pay per closing, not per account or per agent. Starter is $15 a month for one closing a month. Standard is $25 a closing, $22 from five a month, $20 from ten and $19 from twenty, with unlimited agents and teammates and unused closings rolling over. Both are month to month.
